Toronto Zoning
This project is a demonstration of spatial and observation based analysis and classification of a portion of the city. It looks at F.A.R discrepancies within the zoning infrastructure of a 2 km by 2 km district leading down to Toronto's Harbourfront, comparing existing buildings to allowable ones. Section 37 aids in building taller within a zone creating exceptions for developers so long as they give back to the community through various amenities and public realms in their P.O.Ps.
However, it can be observed that majority of these P.O.Ps are either poorly maintained or not utilized to their full potential. Based on this, a recommendation of how to make existing and future POPS more socially engaging and useful to each local community can be made.
The case study, depicted by 9 maps and diagrams, reveals the tension within Toronto's Harbourfront in terms of the relationship between what exists and what is allowed.
